MAD Architects has introduced a bold new addition to Denver's skyline with the unveiling of One River North, a striking 15-story residential block located in the city's RiNo (River North) neighborhood. Drawing direct inspiration from the nearby Rocky Mountains, the building features a dramatic canyon-like opening that splits its western facade, creating a visually stunning blend of urban architecture and natural formations.
The design is a clear nod to the geographic wonders surrounding Denver, with the canyon formation serving as the centerpiece of the structure's identity. The canyon begins on the sixth floor, offering terraced outdoor spaces, including an outdoor staircase that winds its way up to the ninth floor. This outdoor staircase, surrounded by plantings inspired by Colorado's diverse biomes, mimics the experience of hiking the mountainous trails found throughout the state. The plantings at different levels reflect Colorado's varying altitudes, from foothills to alpine plateaus, adding layers of greenery and depth to the canyon's design. The rooftop boasts a pool with a waterfall feature, enhancing the canyon's natural aesthetic while providing a luxurious escape.
MAD Architects' Jon Kontuly, the project director, explained that the canyon's details were designed to evoke natural erosion, making the building feel as though it was shaped by the elements over time. The use of textured plaster on the facade and around public areas creates a rough, rock-like texture, especially at the lobby level, where the plaster forms a dramatic frame around the entrance. Inside, residents are greeted by a massive boulder in the lobby, adding a tangible connection to Colorado's rugged landscape. To accommodate the weight of the boulder, the foundation slab of the building's ground floor had to be reinforced, showcasing the lengths the architects went to in ensuring the space's authenticity.
While the western facade is the building's standout feature, with its highly reflective glass curtain wall and protruding plaster formations, the eastern side -- facing the city and the Great Plains -- is also noteworthy. The back of the building combines opaque panels and glass, designed to resemble fractured rock, creating a unique interaction between natural and man-made elements.
The One River North residential block contains 187 rental units, offering a mix of private and shared spaces. While the private units don't feature the organic plaster walls found in the canyon areas, the natural theme continues with rich wooden finishes, connecting the indoor and outdoor environments. Residents can enjoy various amenities, including glass-enclosed spaces recessed behind the outdoor terrace areas, blending natural and urban lifestyles seamlessly.
As part of a larger redevelopment of the RiNo neighborhood, which has transitioned from industrial use to residential and mixed-use spaces, One River North stands out for its innovative design. Developed by The Max Collaborative, this building not only adds to the city's architectural landscape but also offers a new way of thinking about urban living -- blending nature, luxury, and modern living.
